Licensed/Certified Home Inspector WSDOL Lic.# 2085
Structural Pest Inspector WSDA SPI Lic.# 95106
A standard home inspector in the state of Washington is NOT allowed to comment on or identify wood destroying insects (carpenter ant, termites and wood boring beetles). Butch Hamilton is a licensed Structural Pest Inspector through the Washington State Dept. of Agriculture Lic. # 95106
The requirements for government guaranteed loans on manufactured housing changed to include a permanent foundation. It is required that foundations be certified by a licensed professional engineer to be in compliance with HUD-7584 (Permanent Foundation Guide for Manufactured Housing). This applies to FHA and VA loans.
As a result, many private lenders offering conventional loans have added this as a requirement for their loans. We have partnered with the engineers at Foundation Certifications to provide these certificates. The process takes approximately 3-5 days with rush service available. Ordering a Foundation Certification is easy. Please contact us, then simply complete our online order form at http://www.FoundationCerts.com/order and our team will immediately go to work for you
Our pricing at Hamilton Home & Structural Pest Inspections LLC is competitive with other full-time King and Snohomish county area home inspectors. Every home inspection includes a Complete Wood Destroying Organism inspection (Structural Pest Inspection). What that means is that if a home inspector is not an SPI and they find carpenter ants, termites or other WDO's, they cannot report it by law, and would refer you to an SPI for identification of the WDO which means you now have doubled your inspection costs. We would be doing our customers a great disservice to perform anything but the most honest and comprehensive inspection possible, that is why we offer both inspections in one. Our business reputation and livelihood depend on it. We limit our schedule to a maximum of two inspections per day in order to ensure we do a thorough, unhurried job. We are a small, locally owned, one inspector, husband and wife company. We do not list specific prices on this page simply because every home is unique. There are a lot of variables that affect inspection pricing. Size, age, and certain features, such as a guest house or mother-in-law suite that will all play a role in determining the cost.
